Job description
- Inspect and supervise contractors in carrying out scheduled maintenance and servicing of technical systems, including but not limited to: electrical systems, water supply and drainage, air conditioning, ventilation, elevators, telecommunications, fire protection and firefighting systems, and other related facilities.
- Check and record daily work logs and handover logs of the technical department; promptly investigate and identify any abnormal issues arising during operations.
- Record daily electricity and water consumption and finalize monthly utility meter readings.
- Ensure all technical and electronic equipment is kept clean, orderly, and maintained in optimal operating condition.
- Coordinate with relevant departments to handle resident-related issues and technical incidents such as fire alarms, elevator entrapments, electrical short circuits, fires, or water pipe bursts.
- Ensure the project and all common areas—both indoor and outdoor—are maintained in the best operational and visual condition; promptly report incidents and propose solutions to the Department Head / Property Manager within a reasonable timeframe with a high sense of responsibility.
- Ensure all requests and complaints from residents/customers/tenants are properly tracked and resolved effectively and on time.
- Operate technical systems and equipment of public amenity areas, ensuring they are always in optimal working condition.
- Perform daily checklist inspections of all technical systems to promptly detect and address any arising issues.
- Participate in departmental and Management Board training sessions.
- Carry out periodic maintenance and servicing tasks within professional expertise as assigned by the Department Head.
- Advise and support the Department Head with solutions for safe, cost-effective operations that meet the highest service standards for customers.
- Perform other tasks as assigned by the Head/Deputy Head of the Technical & Maintenance Department or higher-level management from time to time.
Requirements
- Graduated from Intermediate / College / University with a major in Electrical Engineering, Electronics, Refrigeration & Air Conditioning, Automation, Water Supply & Drainage, or related fields.
- Good understanding of building M&E (Mechanical & Electrical) systems.
- Strong skills in maintenance, servicing, and repair of mechanical, electrical, and electronic systems and equipment.
- Good communication skills.
- Preference given to candidates with experience in building operations and facility management.
